And that means including luxury inclusions, and more of them, in your fixed-price quote. Think luxury stone benchtops in your kitchen and bathrooms, energy-efficient features so you can run your home for less, premium appliances, high ceilings for more light and flow, and so much more.

Better upgrades

With our latest The Better Deal promotion for Affinity homes, for example, you'll get up to $82,000 of luxury at no extra cost*. That starts at the street, with a no-charge Hebel facade plus up to $10,000 credit on selected facades to spend on upgrades, a timber-look garage door, and an upgraded 6.6kW solar system. Inside, you won't pay a dollar more for a designer kitchen with 40mm-edge Caesarstone benchtops, a 1200mm dual waterfall island and Fisher & Paykel appliances, plus a butler's pantry fitout, soft-close drawers, engineered timber flooring, 2740mm ceilings with crisp square-set cornices, and full-height tiling to your bathroom and all ensuites for hotel-like opulence. Double-storey homes also get a feature hardwood staircase, and your laundry comes complete with Caesarstone benchtops, full-width cabinetry and a Fisher & Paykel washer and dryer installed at no extra charge.

The Better Deal is also about certainty. That's why your price is locked for up to 18 months*, and you'll receive a $5,000 voucher to spend on upgrades at our Spectra Showroom.

A greener, cleaner way of life

All Carlisle homes are now designed to achieve a minimum 7-star energy rating, which means they're gentler on the environment and cost less to run.

Our 365 days inclusions include double-glazed windows to control unwanted heat gain in summer and heat loss in winter, 3.5kW solar panels and a high-efficiency electric heat pump hot water system all included as standard.

From there, you can go all-electric, with reverse-cycle air-conditioning and an induction cooktop, so you'll never have to worry about rising gas prices again. You can also add an electric car charger to your build. And keep an eye on our limited-time promotions, as many eco-friendly upgrades are often included. The Better Deal, for example, boosts the solar system on Affinity homes to 6.6kW at no extra cost.

Luxury 365 days a year with our standard & promotional inclusions

Our standard inclusions are the basic features and finishes that come with a Carlisle design, while promotional inclusions are additional upgrades offered for a limited time or as part of a special promotion. Carlisle's 365 Standard Inclusions are included in the base price of your home – 365 days a year. These include premium appliances, designer tapware, resort-style oversized showers, elegant kitchens with expansive island benches, Monier roof tiles, and an H-class slab for a stronger, more secure home.

Our promotional inclusions are limited-time luxury upgrades included in your home at no extra cost. They can include everything from gorgeous facade detailing, stone benchtops, quality kitchen appliances, and premium flooring to high ceilings, opulent bathrooms, stunning laundries, and powerful, efficient heating/cooling systems.
